About Northampton Flats

 
The flats are owned and managed by Michael Overbury, MFO PROPERTIES AND INVESTMENTS LIMITED.
The flats are well maintained and are in a good clean condition.
They are not let through an agency, you deal direcetly with myself Michael Overbury as your landlord. 
 
The flats are suitable for a single person 
 
We only let flats to single people.
Sorry, but we do not normally allow pets. If you have a pet, please provide details.
Smoking and vaping is not permitted in our flats or in the comon areas.
The minimum term of rental is 12 months on an Assured Shothold Tenancy Agreement.
 
What do you require to rent a flat?
 
We need proof of ID and if you are not a British Citizen, proof of the right of abode in The United Kingdom. This is a legal requirement. 
References are required and we use the services of a credit reference agency
Tenants must show proof of regular income and we must be satisfied that you can afford to pay the rent
Tenants pay a refundable deposit equal to one month's rent. You will be provided with a deposit protection certificate.
One month's rent is required in advance
Minimum 12 months let
You must have a valid e-mail address as this is the normal way for us to communicate with our tenants
 
How much do the flats cost?

The rent depends on the size of the flat and if it has access to a garden
The fully inclusive rental of our flats is from £750 to £850 per month payable monthly in advance.  No extra bills to pay!
We do not charge a fee for referencing or for preparing the tenancy agreement. No extra fees or hidden charges!
 
Deposit
 
We require an inital holding deposit of £150, as a fair way of protetcting both parties, if you wish to apply for a tennancy. We have a maximum of 15 days to agree to offer you a tennacy having taken up refrenecs. 
The holding deposit of £150  must be less than the equivelent of one weeks rent as prescribed by law. (monthly rent multiplied by twelve, divided by fifty two.)
In the hopefully unlikely event the information provided and refererences are unsatisfactory and we are are unable to offer you a tenancy, we will immediately refund your holding deposit.
Likewise, in the event that you change your mind and do not enter into a tenancy agreement if offered, you forfeit the £150 holding deposit. 
 
We require a deposit equal to one months rent. You will be issued with a Deposit Protection Certificate as required by law. (The Housing Act 2004).
The Deposit Protection Certificate will be issued by the government approved company My Deposits.
Upon entering into a tenancy agreement, the £150 holding deposit will be retained as part of the deposit payable under the rental agreement.
 
The rent is payable monthly in advance, therefore in total, with the deposit, you require twice the monthly rental amount before the tenancy commences. 
 
 
As a new tenant, what paperwork and documents will I receive? 
  • An assured short-hold tenancy agreement including information on how to contact your landlord
  • An electrical instalation safety certificate
  • A gas instalation safety certificate (if applicable)
  • An energy performance certificate EPC
  • A copy of the goverment's How to Rent in England guide
  • Deposit Protection Certificate
  • Inventory of fixtures, fittings and furniture
  • Details of smoke alarms, fire extinguisher and fire blanket
  • Two sets of keys
